Sales, lettings, planning and conveyancing on one record. Every sale reserved with a deposit.

Sell fast without giving your house away

The cash buying companies buy below market value for speed: one of them shows £80,000 agreed on a house valued at £100,000 in its own example. Homebinding puts sellers who need speed, registered cash buyers and the finance that lets an ordinary buyer move quickly on one record, in the open, with the valuation in the pack.

I need to sell fast

Tell us the house and the date you need. We list it to every registered cash buyer the same day, with a RICS valuation ordered for the pack so every offer is measured against a figure, and you take the best binding offer with a deposit.

I am a cash buyer

Investors, developers and buying companies register once, with proof of funds, and see every fast sale as it lists. Offers are made on the record and bind with a deposit under the reservation agreement. The seller sees every offer and its terms.

Finance in the middle

A buyer with a mortgage cannot complete in three weeks; a buyer with a bridging or auction loan can. Bridging and auction finance lenders sit on the record so an ordinary buyer can compete with the cash buyers, and the seller gets a market price rather than a cash discount. Every lender's terms are on the money pages.

How the fast sale works

  1. 1
Register the sale. Address, title number, the date you need, photographs and the description. Identity verified. Official copies ordered. A Red Book valuation ordered the same day; it sits in the pack so every buyer knows what the house is worth.
  2. 2
Every cash buyer sees it. The listing goes to the registered cash buyers first, then to the market. Buyers with bridging or auction finance in place are treated as cash for this purpose.
  3. 3
Offers on the record. Offers are made through the record, in writing, with the buyer's funds evidence attached. The seller sees every offer and its completion date. Nothing is negotiated in a phone call nobody can read.
  4. 4
Bind with a deposit. The accepted buyer signs the reservation agreement and pays the deposit to the regulated stakeholder. The searches are ordered that day, the legal pack is already built, and exchange follows within the agreed period.
  5. 5
Complete on the date. Completion on the date the seller registered, or sooner. The record holds every document for the solicitors on both sides.

What the cash buying companies say about themselves

Read on 9 September 2026 from their own pages. Prime Exit: "We buy your property ourselves (for our own book or our investor network)", "£0 FEES TO PAY", an initial offer "within 24 hours", completion "in 7 days, 3 weeks, or whenever suits you best"; no percentage of market value is stated; The Property Ombudsman membership T14652 and ICO registration shown. Sold in a Day: "100% Cash Buyer", "Zero fees to you", "2-3 weeks" average from offer to completion; its worked example agrees "£80,000" on a "£100,000" valuation and argues the seller ends up no worse than a nine month agent sale. The Rightmove guide to ways of selling describes quick cash sale companies as buying "below market value" for speed. On Homebinding the discount, if there is one, is visible: the valuation is in the pack and the offers are on the record.
