The portals charge you for the audience. We would rather have your listings.

A property site is only as good as what is on it, and most of what is for sale in the country is in the hands of agents. Homebinding's business is the sale itself, the binding reservation, the searches and the legal pack on one record, and the services around it; it is not selling advertising space back to the industry that provides the stock. So agents list free, for as long as they like, with no tiers and no upsell. An agent who wants a buyer's sale to run on the Homebinding record can offer it; an agent who wants to sell in the ordinary way keeps every part of the process and every part of the fee. The buyer who arrives from Homebinding is your buyer.

What Homebinding asks in return is content of the standard the site sets: every photograph, the floor plan, the full description with no limit on its length, the material information the Digital Markets, Competition and Consumers Act 2024 requires, and the honesty the Estate Agents Act 1979 requires. Listings carry the agent's branding and go to the agent's telephone and email. Homebinding's own agents, the six presenters, front the listing on the page and answer the buyer's first questions from the particulars; the human agent takes it from there.

How to send listings

Three routes. A feed from your software in the industry standard formats every portal already takes, refreshed as often as you refresh it. A spreadsheet or file upload for a branch without a feed. Or the listing form on the site, one property at a time. Photographs at the size you took them; the site does not compress them into the ground.

What you get back

Every enquiry by email and to your dashboard as it happens, with the buyer's stated position and, where they have chosen to verify it, their identity and proof of funds already checked. The neighbourhood, the maps, the schools and the Living in page built around each listing without you lifting a finger. Your listings in the static site that search engines read, on a domain built for it.

What you do not get

No fee. No contract. No exclusivity. No pressure to use the reservation deposit, the record or the panel solicitors; they are there if your vendor and buyer want them, and the buyer will ask, because the site explains them. Homebinding does not take instructions from vendors who are already instructed with you and will not approach your clients.

Online and hybrid agents

An online agent lives or dies by the portals' audience and pays for it. Homebinding takes your listings free, by the same feed you send to the portals, and shows them under your name, with your fee and your telephone number, on pages that carry the whole description and every photograph rather than the portal's twelve. Your sellers get the Homebinding brochure and the offer record if they want them; you keep the instruction and the fee.

What you send: the standard property feed (Rightmove Real Time Datafeed or a BLM file, Zoopla or OnTheMarket XML) or a CSV. What you get back: enquiries to your inbox, viewings to your diary, and every review of the property from every viewer, which is your marketing as much as ours. What you do not get: a bill.
